An owner is upset. The committee wants an answer and you're still trying to establish the facts. What you say next matters. Those are the moments I want Strata IQ Academy to help you prepare for.

Hello, I'm Silvestro Musumeci, founder of Strata IQ Academy. I've spent more than 25 years working across property, including strata management, building management, property management, sales, and auctioneering. Today, I'm a Licensee in Charge.

Over those years, I've seen how much responsibility sits behind a phone call, an email, or a committee meeting. We're dealing with people's homes, their money, and their communities. People want to feel heard. They want clear explanations and they want confidence that someone is following things through.

That takes practical judgement. You might understand a rule but still feel unsure about how to explain it to an angry owner. You might know a meeting procedure but find it harder to follow when three people are speaking at once. Or you might be an assistant preparing to manage your first building wondering whether you're ready for the responsibility.

I created Strata IQ Academy because I believe people deserve somewhere to work through those situations before they're under pressure to handle them.

The academy brings together lessons from my experience, short learning activities, realistic scenarios, and practical tools you can use in your working day. You can refresh your understanding, test what you know, or practice a conversation with your team.

Imagine rehearsing how to tell a committee that you don't have the answer yet while still giving them confidence that you're taking ownership of the next step. That's a skill you can use immediately. And there should be no embarrassment in practicing that.

Nobody enters this industry knowing everything. Experience grows through asking questions, checking assumptions, and learning from what happens next.

The academy is for assistants building their confidence, managers developing their judgement and committee members who want to understand their role and participate more effectively.

The learning is designed to fit around busy lives. You might have 5 minutes between appointments or longer to work through an exercise with your team.

Our short courses include self assessments and certificates of completion. They support practical development and do not award CPD points.

The academy also does not replace formal qualifications, required training or specialist advice. Knowing when to involve a lawyer, engineer, or another expert is part of sound professional judgement.

For me, this is about sharing what I've learned and helping people feel more prepared for the responsibility they carry. I want people in strata to take pride in their work and to have the support and confidence to keep improving.

If something you learn here helps you manage a difficult conversation, explain a decision more clearly or follow through on a problem that learning has served a purpose.

So I invite you to explore Strata IQ Academy. Start with one topic that would help you today. Take something useful from it and put it into practice.

Welcome to Strata IQ Academy. Practical knowledge, professional confidence, better strata.

Member experiences

Practical support for every strata role.

Different roles. Different questions. The same need for clear, practical guidance that makes sense in real NSW strata situations.

“I’ve been on our committee for a few years and there’s always been a lot to get your head around. Strata IQ Academy explains things in plain English without making you feel like you need a law degree to understand your own building. I can now go into meetings with a much clearer idea of what we’re actually deciding and why.”
Sarah NguyenStrata Committee Member
“What I like about Strata IQ is that it isn’t textbook training. The examples feel like situations we deal with every week in NSW strata. I can jump in, find what I need and get a practical explanation without sitting through hours of material. It saves time and makes the learning genuinely useful.”
Michael O’ConnorSenior Strata Manager
“As a Licensee in Charge, I’m always looking for practical ways to support both experienced staff and people coming into the industry. Strata IQ is easy to navigate, professionally presented and clearly comes from someone who understands the realities of strata management. You can see the benefit of more than 25 years of hands-on industry experience behind it.”
Daniel RossiLicensee in Charge
“Strata can be a difficult industry to train for because so much knowledge is traditionally picked up on the job. Strata IQ gives people somewhere to learn at their own pace and, importantly, understand the ‘why’ behind the process. From a people and culture perspective, that’s incredibly valuable for confidence, development and consistency across a team.”
Priya ShahPeople & Culture / HR Manager
“I honestly wish I’d had something like this when I first started in strata. There are so many things people assume you already know. I can quickly look something up, understand the basics and then speak to my manager with a much better understanding of the issue. It’s easy to use and doesn’t make learning feel like another job on the to-do list.”
Emily TranStrata Assistant
“I joined because I simply wanted to understand what was happening in our own building. Things like levies, committee decisions, approvals and meetings suddenly started making a lot more sense. It’s straightforward, practical and written for normal people, not just industry professionals.”
